BEFORE YOU ARRIVE

WEEKS 1–6 AT FACTOR E FARM
Over 6 weeks (~600 hours), you and your team build your personal 720 sq ft Seed Eco-Home using the same modular techniques from the Crash Course...
END OF WEEK 6
As your 6-week window closes, you'll finalize all structural work and prepare your modules for transport. Any remaining interior finishing can be completed once your home is on your land...
BACK ON YOUR LAND
Your foundation needs to be ready to receive the home... Once placed, connect utilities — and you're home. You built it. You own it. Outright.
HONEST EXPECTATIONS
We're not going to oversell this. Construction is real work — here's what success looks like, and what you should be prepared for.
You completed the Crash Course and showed up ready. Your team of 2–4 people moved with focus and purpose. In 6 weeks you finished everything — a complete, beautiful, expandable home. You gained skills most people never get in a lifetime, made lifelong friends aligned with the same vision of freedom, and moved into a brand-new home you own outright — for $25K–$50K. You know how to maintain it, expand it, or replicate it for others.
The build took longer than expected. Construction is hard and you underestimated it. You leave with the shell complete and safe from the elements — but with finishing work remaining. That's okay. You still learned an enormous amount, your capital outlay was minimal for what you got, and you have a structurally sound home that you can finish at your own pace once it's on your land. Even the worst case here beats a $400K mortgage.
Six weeks. Full days. No half-measures. If you bring a partner, family members, or friends — the build becomes genuinely achievable without superhuman effort. If you show up alone and distracted, you'll struggle. We're honest about this because we want you to succeed.

OSE has thought deeply about how to make financial independence genuinely accessible — not just for those who already have money.
Young or low-income? A 4-year Fellowship with work-study options means your education can pay for itself. Graduates are invited to a 2-for-1 program: OSE helps build your home as part of yours. The entire tuition can be offset through work.
The Seed Eco-Home enterprise model is self-funding: pre-sell homes to cover materials. Zero startup capital needed. OSE's open business models walk you through launching a profitable housing enterprise — with 50 builds possible in 2 years.
OSE's long-term goal is to put production tools — CEB presses, sawmills, concrete equipment, heavy machinery — in the hands of graduates. This cuts home costs to $20K. Building materials that cost almost nothing when you can make them yourself.
GOT QUESTIONS?
In the 6-week program, a team of 2 people has roughly 600 hours of build time — approximately the same total labor as the 14-day Crash Course with 24 people. Using the same modular, parallel build techniques, this is a realistic level of effort for a committed team. The key is full-time dedication and bringing more people if possible. A family of 4 can complete this with no superhuman effort. Solo? It's possible — but you'll work hard every day.
Near the end of your 6 weeks, you'll wrap up and prepare your home for transport — which means all structural work must be complete. You can absolutely finish interior trim, painting, and finishing details once your home is on your land. You can also hire OSE apprentices at a reasonable rate for remaining work. We'll develop your specific build and finishing plan during the application process to set you up for success.
You must have land and a prepared foundation ready to receive the finished home before the end of your 6-week program. Foundation options include concrete stem wall, slab-on-grade, helical piers, or concrete piers with wood beams. The Crash Course teaches a 'stabilized subgrade modified shallow insulated footer concreteless foundation' at about 1/3 the cost of a slab. We'll help you plan the right foundation during your application process.
The material cost range depends on the options you select — particularly around eco features like the thermal battery, solar system, biodigester, and geothermal cooling. The base home starts around $25K in materials; adding the full suite of energy independence systems brings it toward $50K. During your application process, we'll build a detailed cost estimate based on your specific selections and situation.
For the founding cohort, participation is free by application only — you pay only for materials. This is an extraordinary opportunity as OSE validates and documents the program. Future cohorts will include a reasonable program fee. This is why we say it's a limited-time founding offer.
It's strongly recommended but not strictly required. The Crash Course gives you foundational skills across all 20 trades — meaning you'll arrive at your 6-week build knowing exactly what to do. Without the Crash Course, you'll have a steeper learning curve. OSE's team will discuss your background during the application call and help determine whether you're prepared to proceed directly to the build.
Not to our knowledge. Other builder courses and design-build schools exist, but none offer the combination of: (1) complete house build in weeks rather than months, (2) at materials-only cost with expert guidance, (3) delivered to your land on a trailer, (4) with full energy independence features included. OSE has spent 16 years developing this — and we're not aware of a comparable program anywhere in the world.
